The $22.5 Million 345 Flats housing development is located between Kent State University’s main campus and the downtown district. The project includes living spaces for about 300 students. The 147 unit 172,000 SF development includes residential amenities and parking on the first floor with four stories of studios, one, two, and four bedroom units above. The building’s amenities space includes a fitness center, business facilities, and resident lounge complete with kitchenette, spacious gathering areas, and a TV/gaming center.
The building foundations consisted of shallow conventional footings that supported a pre- cast podium level. The podium level supported four levels of wood framed residential floors. The building lateral systems consisted of combination wood shear walls for the residential floors and masonry shear walls for the podium level.
